Bathroom: family size with shower over and WC. Separate WC downstairs. Lounge with TV, DVD and Freeview.

Kitchen/diner: well equipped with fridge, cooker, washing machine and microwave.

Outside: large enclosed garden and patio. Amenities: ample parking, football area with trampoline. Bed linen, electric, and central heating included.

Regret no pets and no smoking.

Location: beaches 22 miles, shops only five miles away (Tiverton), pubs two miles.
